Project Description

Location: Shaker Heights, OH

 

Fortney & Weygandt, Inc. was hired to rebuild the exterior of a three story residential condominium building, The Lofts at Avalon Station, in Shaker Heights, OH. The seven year old building was experiencing water leaks that had rotted the exterior over this short time. We were given the challenging task of replacing the exterior in an occupied building with better materials. As the work began and internal beams and columns were exposed, more evidence of the extent of the rot and water damage were uncovered.

 

The work included the replacement of all the condominium wood balconies, replacement of sliding glass door units and transoms, new beams and columns, as well as the repair of existing walls, ceilings and floors in over 40 units. New code required the installation of sprinklers on the newly constructed balconies. Additionally, we had to provide temporary shoring and dust protection for the residents during the project.

 

The weather has successfully tested the recently finished project. From hurricane force wind and rain in the summer to a harsh wintry mix recently, the rebuilt exterior has held strong. All the hard work paid off with a successfully completed project. The owner is satisfied and happy with the quality work provided by the Fortney & Weygandt team, field crew and subcontractor base.
