Case Study – Assisted Living

Challenge:

The operator of over 500 senior living and retirement communities across the country required fast-track construction of two separate major additions to assisted-living facilities. There was significant need for additional beds in the market and the client needed to move quickly.

Solution:

Once the client had hired a local architect experienced in senior housing to assist with the design of the two facilities, a request was put to the architect to provide the client with a list of contractors in the community with the experience, financial strength, and responsiveness ability to partner with on a fast-track basis to complete the projects.

Enter Fortney & Weygandt.

After just a few meetings of introduction and discussions, the client chose Fortney & Weygandt as their partner. Fees were negotiated upfront based on an open-book format with subcontractor pricing shared with the client. The drawings were handed over to F&W for preliminary budgeting, constructability, and with assistance from subcontractors, value-engineering.

Though there was a strong desire to begin construction by a specific date, costs were moving above the budget line. We made the decision to meet with major suppliers and subcontractors and developed a shopping list of cost-saving opportunities for the client and architect to consider.

Due to the early team partnership and relationship with local civil authorities, Fortney & Weygandt was able to begin construction prior to finalization of documents, moving the schedule of completion 3-4 months ahead. Additionally, economies afforded the client due to the ability to purchase for both projects, brought pricing in better than expected. Several non-prime subcontractors crossed over to both projects.

Communication and decision-making was streamlined due to the early partnering and establishment of goals. The client made himself available as needed and other client representatives such as interior design, purchasing, nursing needs, and others were kept in the loop at all times.

The sequence of events beginning with the selection of the architect and Fortney & Weygandt early in the process resulted in both projects coming in under budget, on schedule and at a level of quality whereby a long-term relationship has developed along with a level of trust between all parties.

Truly this is a case where the expectations of all parties involved were exceeded.
